Multiple Water Issues at Commercial Office Building with Access Restrictions

The building owner at 4811 Atlantic Boulevard, a three-story Class B professional office building, contacted Metro Property Services because he was having multiple water intrusion issues with the windows and joints at his office building. Has unable to find a qualified contractor to make the much needed repairs.

Other contractors who visited the site were unable to reach the leak areas due to the building’s configuration. While this was not a large or tall building, it was difficult to access all leaking areas because of the retention ponds around the base of the building. This prevented a bucket truck or high reach to be utilized. Additionally, the pitched roof made repelling quite a challenge.

Upon inspecting the window and glass system of the building, Metro devised a plan to access the structure and found where the water was originating from. By using several access methods including a 50-foot ladder and our Master Rappellers, Metro Property Services was able to re-caulk all the window perimeters and glaze the windows which stopped the building’s leaks.
